Chimney Breast Damp Or Condensation Check Uk
A damp patch on a chimney breast is not automatically rising damp. In UK homes it often comes down to rain getting into the stack, condensation in an unused flue, hygroscopic salts from old soot, or a mix of all three. Your first task is to map the pattern and timing before paying for invasive treatment.

Start with timing
Make a simple rain diary. If the mark darkens after driving rain, especially on the windward side, the stack, flashing, flaunching, capping or nearby guttering moves up the list. If the mark worsens during cold still weather when the fireplace is blocked, unused-flue condensation becomes more plausible. If the patch looks dry but gives high electrical readings, salts may be part of the story.
Map the breast against nearby walls
Use pinless mode first and compare the chimney breast with adjacent plaster at the same height. Then compare lower, middle and upper bands. A rain-linked defect may form a vertical or localised path. Condensation can sit around the coldest zone. Salt contamination often creates confusing high readings where the surface history is strongest.

What a meter cannot tell you
A moisture meter cannot chemically identify salts and it cannot inspect a roof. RICS damp and mould guidance is clear in principle: find the source of damp before choosing a treatment, and do not treat meter readings on hard walls as a diagnosis on their own.
When to stop DIY
Do not climb onto the roof, open the flue, drill a damp-proof course, or hack off plaster because of one reading. Bring in a suitable surveyor or chimney professional if the patch is spreading, rain-linked, near electrics, or part of a sale or insurance dispute.
